I’m also author of the book, how to create lifetime cash flow with multi family properties. Quickly analyzing a commercial property is not only possible if you understand a few key terms…. But actually is much simpler than you might think when you’re evaluating commercial real estate, particularly multi family real estate there are a few things you’re going to want to know. For example You of course need to know How much money the property going to make you’ll want to know What the return is going to be on your investment And you’ll want to know How does the property that you’re looking at compare to other investments. What I’m going to show you today will help you with all of that. First, Let’s talk about the four key terms The first term you need know and understand is Net Operating Income. This is actually quite simple, the net operating income or NOI as it’s known in the business, is the gross Income on the property which would include rents, and any other income the properties producing for example from a laundromat or storage. Then you would just subtract the operational expenses on the property and the difference is the net operating income or NOI. So you understand these…….Operational expenses include things like, property insurance, taxes , repairs and maintenance, property management and advertising…. Now these operational expenses do not include the mortgage or debt. We’ll talk about where the mortgage comes in in a minute. I’m also going to give you an example so you can see this after I’m done describing these terms. So again the net operating income for the in a lie which is the first time you need to understand is simply the gross income on the property less the operational expenses. That’s the NOI. I actually think the analyze probably the most important number you’ll want to determine when evaluating a property because of The huge impact the NOI has on the value……when it goes up so does the value. In those increases in the property’s value from an increase in the N OI are really exponential. And when the NOI goes down so does the value down. Now remember, Don’t confuse NOI with gross income on a property. Cash Flow is the next very important barometer in investment property. For our purposes we will define Cash Flow as the NOI minus the mortgage payments on the property. The next very important term you need to be familiar with is Cash on Cash Return. Cash on cash return shows me How fast my money is moving. It actually tracks The velocity of your money. Or how fast its growing. It will show you How fast you can get 100% of your money back? So if you have cash on cash return of 25% you basically get your cash back in four years. 25% per year for four years as 100% of your cash back and again I’m going to show you an example of this in a moment. So the calculation for cash on cash is actually also very simple. It’s just the Annual cash flow divided by down payment or All of the money initially invested in the deal. Now let’s talk about the Capitalization Rate. And we’re at the top of the cycle right now. There will be a contraction in the near future. In fact Rich dad poor dad author Robert Kiyosaki was recently quoted in a podcast saying that the contraction is already started. Additionally…..The acclaimed economist and best-selling author Harry Dent just came out with a book titled the sale of a lifetime how the great bubble burst of 2017 through 2019 can make you rich. And he also states that the contraction has already started. So you think to yourself is it really a good time to buy real estate in 2017? Let’s answer that question…….I’m going to break it down between buying a home to live in versus buying investment real estate. So, Let’s start with buying a home to live in. Well the first thing I would say to you if you’re looking to buy yourself your first home is that if you’re ever going to be interested in actually investing in real estate that you should consider buy a duplex triplex or fourplex. That way when you move up you’ve already got your first rental property and if you purchase it right you could live very inexpensively or even for free in many cases…… with the renters in your other units paying your mortgage payment. That said, purchasing a home to live in is a subjective and emotional purchase. Because there is emotion involved and you need a place to live those factors come into play. The interest rates are still incredibly low historically so I would tell you to weigh the fact that you’ll likely be paying top dollar for the home……against the fact that you’ve got great low interest rates. Many people say it’s likely that interest rates will continue to go up and not reach these low levels again. I’m not sure I believe that but who knows……..That said, if you are asking my personal opinion, I would not buy a single-family home to live in right now because the prices will likely go down in value enough to justify a slightly higher interest rate if the rates go up. . Now I take a different position as it relates to multi family investment property.... Those of you that listen to my podcast or have read my book know that my focus now is multi family properties. That said though…. I’ve owned over 2000 houses that I rented out and held long term as well as multiple apartment communities…. so far in my career. I believe in buying property to hold long-term and that the best properties to do that with are multi family. Even though I suggest focusing on multifamily,…. I’m gonna tell you how I bought 500 houses in Denver with none of my own money. There is a formula for that. How I accomplished that is much different from how you can buy multi family with little or no money…. which I’m also going to share with you today. So we’ll start with single family. The bottom line key to buying any type of property with none of your own money is putting together a system to find great deals. ….I’ve always said …..and many other real estate thought leaders agree…… that if you find the deal you’ll find the money. Now that’s a very simplistic statement so let me dig into it for you. The key to buying property with little or none of your own money is your ability to find great deals and then be competent and confident enough to influence people to invest with you. So let’s talk about each of those components. How to find deals? You’re not going to find great deals listed on the market. You have to set up a machine that gets off market deals coming across your desk. And there are a number of ways that you can do that. For example driving around and looking for rundown properties. I’ll give you a big example of how well that works in just a minute. I personally bought hundreds of houses going and knocking on doors of people that were in foreclosure. Going up to the door and saying hey I saw your having some trouble with XYZ mortgage company and I help people in these situations you want to chat about it? Now… If you’ve listened to my podcast or read my book you’ll have heard me say that if you’re willing to do what other people are willing to do you’ll be a success. I’ll give you a couple other examples of that in a minute. I’ve seen the formula that works to become a millionaire quickly both in my own life and in the scores of successful people that I know. So.……. how do you become a millionaire quickly? Let me share the formula with you. The most important component of this success formula to becoming a millionaire is to make sure your mindset is right. Many people have skewed mindsets about money. It’s important for you to evaluate how you actually think about money. Surprisingly many people subconsciously don’t believe they deserve to be wealthy. Maybe they had parents that said things like money doesn’t grow on trees or maybe they associated wealth with greed. So make sure you focus on getting your head right around money and the fact that you deserve it. I think that’s probably one of the most important pieces of this. 80% of your success in anything including your life is your mindset and only 20% is the actual mechanics or business. Make sure you don’t have a poverty mindset. Remember that what you focus on becomes your reality so if you’re focusing on how little you have that’s what you get more of. Be sure to focus on what you want…. That ties in to the next very important piece of your success in becoming a millionaire quickly and that is you must write down your goals. I wanted to share a different perspective with you. I have owned over 2000 houses so far in my career that I held long-term for cash flow so I’ve got some experience in that arena. I’ve also owned multiple apartment complexes in various states. In 2008 I had 800 houses and some apartment buildings in Florida when the market crashed. I had my butt handed to me in that crash because I’d been focused on the value of my real estate instead of the cash flow. During that massive downturn my multifamily properties did just fine. They contracted sure, like everything did. But they were still cash flowing positively. But I couldn’t hold it together for my single-family portfolio. Single-family houses are more expensive and difficult to manage than multifamily. Where you have everything in one location, That was a $50 million seminar for me and the main reason I started my podcast and wrote my first book. I wanted to share with people the huge advantages of buying multi-family versus single-family. So back to those of you that is thinking about houses to buy and rent. I want to suggest that at the very least, you consider buying duplexes, triplex’s, or fourplexus. What’s great about one of those properties is that if you have a vacancy you very often can still sustain it, or if not, your negative cash flow is much less. If you’re young and thinking about buying your first property to live in again I recommend a duplex triplex or four Plex. You can get fantastic residential financing if you plan to live in the property, with great interest rates and very low down payments. I’ve interviewed several people on my show that acquired large portfolios of properties buying them one Plex at a time and living in them. I’ve also interviewed and spoken with many people that purchased a Plex and now live for free. So that’s my suggestion if you’re new to real estate. Now if you already own some property and you’re ready for bigger and better things there is no greater wealth building platform than larger multifamily properties. So, the definition of a commercial multifamily property is five units or larger. I’m going to talk about some of the great advantages of buying multifamily properties to build lifetime cash flow. Firstly when you buy commercial multifamily properties, it’s a team sport. And what I mean by that is the bank is going to take a hard look at the property and its ability to service the debt and then they will look at and individual or the team you’ve put together for qualifying for the loan. It is a critical tool needed to achieve your goals. How you communicate…… reveals everything about you. James Humes stated the art of communication is the language of leadership. If you want to be a leader and I know you do…… you must be a great communicator. Effective communication is more than just an exchange of words. When you communicate properly you build understanding, you build stronger relationships and you build trust. When you’re communicating it’s important to know that different people listen differently. I like to match someone’s tone and speed of communication. People like people that sound like they do. It’s called matching and mirroring. If they speak slow…you slow down…If they’re fast like me…you speed up….. They will feel more connected to you and it will greatly enhance your communication…..Communication is more about what’s being heard than what’s said. You need to understand how people are going to interpret what you said and then what meaning they place on it. …..We have to remember that we all perceive the world differently when we communicate. I love this quote by George Bernard Shaw…. The single biggest problem in communication is the illusion that it is taking place…. Remember only 7% of communication is the actual words we use, our body language, tonality and overall attitude play a huge role in our communication. People don’t just hear you, they feel you. When you’re communicating with someone and listening to what they’re saying, it’s important to listen for what isn’t being said. Jim Rohn said if you just communicate, you can get by. But if you communicate skillfully, you can work miracles. Like any great skill your ability to communicate can be improved and enhanced with active practice. I just joined a high level and very expensive mastermind that deals with improving communication through stories. All great well-known communicators and leaders are great at telling stories, and I realized it was something I wanted to work on personally. Become a great storyteller, and become a great communicator. If you’re starting a business you can have the greatest ideas, but if you can’t communicate them effectively you won’t get anywhere. I don’t want you to think great communication means perfect articulation and properly formed sentences and paragraphs, it really just means making sure the other person understands what you’re saying. Like Stephen Covey says in his great book the seven habits of highly effective people…… seek first to understand, before you seek to be understood……And remember… People need to feel heard and validated before they’ll really listen to you. You have to have established rapport… To have effective communication there also must be mutual respect. You have to make a sincere effort to understand the person you’re speaking with….that will always help your communication . Sometimes saying less is a better way to communicate in a situation. We all know situations where just looking at someone a certain way communicates very effectively. Most of us parents that knew how to do that very well… It’s important to remember that your actions and your words relate to each other. Don’t be that person that says one thing and does another. Say what you mean and mean what you say. Remember that effectively communicating is only about 10% what you really know and about 90% how you feel about what you know. Energy is contagious. Success and wealth comes from the combination of energy and ideas. You are personally responsible for the energy that you bring to every interaction. People like to be around people that give off positive energy. Pay attention to who your energy increases and decreases when you’re around them, the universe gives off hints. Surround yourself with positive energy. We attract things and people into our lives that are at the same energy level we are. “Everything is energy and that’s all there is to it. Match the frequency of the reality you want and you cannot help but get that reality. It can be no other way. Rod Khleif created this video on The Power of Really Listening listening is probably one of the most important skills you can master….. Of all the millionaires and billionaires that I know….. most of them do more listening than talking. By becoming a great listener you improve your productivity, you improve your ability to influence and you improve your ability to negotiate. And great listening helps you avoid misunderstandings and conflicts when you communicate. Most people can hear but very few really listen. Ernest Hemingway said…. when people talk listen completely…. Most people never listen.. Thomas Edison said we had two ears and one mouth so that we can listen twice as much as we speak. Our biggest communication problem …..is that we don’t listen to understand, we listen to reply. Most people don’t listen ….they just wait for their turn to speak. One of the most sincere forms of respect is actually listening to what the other person has to say. So when you’re listening try not to think or judge, just listen…. What’s funny is it does take patience to listen but it takes all sorts of skills to pretend to listen. The book how to Win friends and influence people by Dale Carnegie is awesome and I highly recommend it if you haven’t already read it, and the biggest message in that book is to ask questions, let other people talk, and actively listen. People love conversations when they are doing the majority of the talking and love to be around people that really listen. There is a difference between listening and actively listening. When you are actively listening you are focusing on being interested, not interesting. You are asking questions looking for commonalities and giving that person all of your attention. You let go of your personal agenda and Sometimes you repeat what that person just said and work to pull more information from that person. You give that person validation and maintain total eye contact avoiding any distractions. When you are actively listening you’re actually taking time to consider what the other person is saying not just hearing their words. You are attentive but you’re relaxed. I think the greatest example of an active listener that I’ve ever seen is Tony Robbins. When you meet Tony and speak to him it does not matter if there are thousands of people around you or even that they are likely all looking at you because you’re talking to him….but he engages you so completely that it feels like you’re the only two people there. You have his total focus. He is listening with his whole being. Now I will tell you that I personally struggled with preparing for this clip because aspiring to be a much better listener is something I struggle with every day. You guys have likely heard how animated I get when I’m interviewing somebody on the show and I’ll tell you I regularly kick myself when I interrupt someone I’m interviewing because I either got too excited or I’m trying to expand on something they just said so that I’m certain you understand it. That said, I am committed to becoming a better listener so let me tell you I’m listening to these words I’m saying right now myself and trying to take them in and embody them as much as I hope you do. Listening can also sometimes be the greatest gift you can give someone. Sometimes if someone’s hurting they start healing the minute they feel heard. And Sometimes all someone needs is to be heard and to have someone listen without any advice or words back. Just an ear. Also remember that it sometimes takes courage to stand up and speak but it can take us just as much courage to sit down and listen. We don’t learn from talking, we learn from listening. the Dalai Lama said when you talk you’re only repeating what you already know….. but if you listen you may learn something new. Former Pres. Lyndon B. Johnson said if you’re not listening you’re not learning. and Larry King says I remind myself every morning nothing I say this day will teach me anything so if I’m going to learn I must do it by listening ……one of my favorite quotes by Jimi Hendrix is “knowledge speaks, but wisdom listens”.. And realize that sometimes carefully listening to someone else’s viewpoint or position could reveal the one thing you need to know to get you to your goals. Remember, the quieter you become, the more you can you can hear….. So I say to you… Listen once in a while, you might be really amazed by what you hear and remember to learn to listen very carefully, because sometimes opportunity knocks very softly. Networking is probably the most cost effective way to build your business. Networking is an absolute necessity to be successful in business. Networking – To interact with other people to exchange information and develop contacts, especially to further ones career. “The richest people in the world look for and build networks while everyone else looks for work.” – Robert Kiyosaki Networking is a critical component to building wealth and success. It’s not what you know, it’s who you know. To network, start a conversation without someone without worrying about a destination. Everyone you meet know something or someone that you don’t. Get outside your comfort zone, you can’t be afraid to connect. Networking is about being genuine and authentic and building relationships, not selling. To establish rapport, build commonality. Ask open ended questions, who, what, where, why? Those help get conversations going. Be prepared to articulate who you are, what you do, and what you could use help with. Write it out and practice if necessary. Consider networking a learning opportunity or a treasure hunt. Think of how you can add value to the people you meet. “Try not to become a man of success. Rather become a man of value.” – Albert Einstein There are very few degrees of separation in this world, you may be able to help someone by connecting them to someone you know. It’s not about meeting a ton of people, it’s about meeting the right people. Determine what your goals are for an event before you go. Most people spend their time denying their mistakes, bemoaning their circumstances, and giving excuses for their lack of results. If you want to become a leader, and if you’re listening to my show I know you do, you must know that leadership equals 100% ownership with no excuses. When you blame others, you lose your power to change. If you asked me why many people have self-esteem problems, my answer would be that they don’t take 100% ownership for their lives. Instead a victim mentality is adopted and someone else is blamed when negative things happen. When you don’t take ownership of your life, your thoughts and dreams and hopes just remain thoughts. When you take total ownership, it creates forward momentum and you take action. Whenever you take total and complete ownership, it doesn’t matter if you have lazy coworkers or a boss that’s an idiot, all that matters is that you took ownership and did everything you possibly could in a situation. I’m not saying accept blame, I’m saying accept ownership. They’re not the same thing. When you evaluate issues and problems that have popped up in your life you’ll realize you or other people involved in a negative situation likely failed to take ownership. This dynamic can manifest in several different ways for example. You or someone else involved had a bad attitude, or just didn’t care about the situation, or spend more time complaining than doing, or the involved parties are only interested in themselves. In today's episode you will learn: • Mindset isn’t just a way of looking at the world; there are a lot of proponents to mindset. • Attitude, beliefs, habits, perception, emotion, and behaviors all deal with mindset. • Highly successful people have more empowering rituals and routines than people that are not as successful. • Just having happy and positive thoughts won’t attract those things that you desire. • If you have a vision for your life and goals, and you have the ability to stay mentally and emotionally focused on that vision and those goals are, and you upgrade your knowledge and skills so that you know what it takes to match that vision or goal, and you get your body to move into action to do the right things, in the right order, at the right time, then and only then will you be in resonance. • Law of attraction = resonance • Resonance at the spiritual, emotional, mental and physical body, have to be perfectly aligned. • Law of attraction goes well with the G.O.Y.A law. • Let go of the illusion that the “How to” is your problem. • For any goal that anyone has, someone has already done it. So the “how to” exists. • The question to ask yourself about your goals and vision is “What is preventing me from doing that” • Learn how to “flip the switch” meaning what would have to happen for a problem to flip. • “Flip the switch” meaning visualizing being successful if what you fear. • Think of your brain as a neuro-muscle. So your beliefs, habits, perceptions, emotional attachment to things are all individual neuro-muscles. • Daily rituals help build your neuro-muscles. • When you think about fear, you de-activate the genius part of your brain; you deactivate the motivational circuit in your brain. • When you visualize yourself actually conquering that fear, you are activating the occipital lobe in your brain which is the motivational center in your brain and you open up the genius part of your brain, which will all activate the “how I can do this” muscle vs the “Why I can’t” muscle.

I thought I would take a moment and clarify what I believe are the seven steps to success in business or in life. First off, everything begins with a higher level of consciousness and a dream. You have to think bigger. Anyone that’s ever accomplished anything also had to eliminate limiting beliefs and believe that what they were going after was possible. They had to see the outcome and see themselves in it and living it. So I tell you my friend you need to dream big. You need to write it down think about it and visualize it as if you already have it, and then incorporate the seven steps I am going to tell you in a moment. Many people are trapped or captive in their environment and all they need to do is take that first small step towards their success. Now their desire to succeed has got to be greater than their fear of failure. Success doesn’t come from one event. It comes as a result of many small steps. But the key is taking that first step even if you don’t see the whole path. Sometimes that first small step of action becomes the biggest step of your life. So you must take that first step. Sometimes, you have to let go of a few things to get started. Things like past failures, procrastination, excuses, and the opinion of other people or even a need to be right. You just need to take action. Success is never doing something huge in the future; it’s a small step you take right now. Many people think that if they achieve something they will be happy not realizing that happiness comes from forward movement and progress. Remember there’s nobody else responsible for your success, just you. Will you get your nose bloodied? Probably, could you fail, or have a seminar? Sure, will it be worth it? Absolutely. If you stay positive, and persistent, you stay focused. And help others, success is inevitable. So let’s talk about my seven steps to success. The first step is to know what you want. Remember, without visions the people perish. Set a clear and measurable goal with a timeline and know why it’s an absolute must. Don’t just think it. Write it down. You must know what it is you want and why you want it. So that when you hit a roadblock you remember to focus on the outcome and move through it.... Webster says inspiration is the process of being mentally stimulated to do or feel something. Every person that’s a success creates that success in their life by being inspired. Inspired to take action, inspired to follow through regardless of setbacks, inspired to do whatever it takes to reach their goals. Many people wait for inspiration before they start something new. The secret is just to get started and then the inspiration will come. Remember life isn’t just about finding yourself, it’s really more about creating yourself. And you have to take action to do that. Remember the most successful people do things even before they’re ready and the most successful people look to find their passion and then take action. If you find your passion, you’ll find your inspiration. Find something that excites you and you’ll find your passion and your inspiration which will lead to you finding your purpose. Life is short my friend. Do things that matter, do things that inspire you and bring you joy. Sometimes to find what inspires you, you have to explore and get outside your comfort zone. You won’t find inspiration if you’re not looking for it. Push yourself, get outside your comfort zone, find your passion and you’ll find your inspiration. We all want to be stirred and inspired and use that to create passion, joy, and purpose. If you’re struggling finding your passion or inspiration here are some ideas that might help you. Whenever I’m looking to get inspired, I go away by myself and typically spend the night somewhere in a hotel. I bring a legal pad or a notebook and I just journal, I stay by myself and I go through my goals. I think about why I want when I want and it really clears my mind and inspires me. I get inspired just walking around the outside of my home and being in nature. My morning meditation where I’m grateful for the things in my life and also grateful that for the things that I want in my life is very inspirational. Watching a great Ted talk or inspirational or motivational videos on YouTube is an awesome way to get inspired. Going through inspirational quotes online or on social media always gets me juiced. Of course creating a bucket list with your partner or spouse is an awesome way to get excited and inspired together. Taking the time to write your goals and write down why they are important to you and then get pictures of those goals and putting them where you see them every day is very inspirational. Connecting with someone you know and asking them to tell you what they love the most in life and seeing them enjoy sharing their passion with you is very inspiring. Helping a charity or joining an organization of people that really care about changing their community and the world is very inspiring. Writing a list of your family or friends that you consider heroes can inspire you. It’s likely is already a lot of inspiration is already around you. Journaling about your life or about what you’re grateful for is very inspirational. Remembering a time when you kicked butt. Something you’re very proud of and reliving that moment can be very inspirational. Exercise always helps me get inspired. Reading great books by super successful people will juice you. Get outside your comfort zone my friend, meet new people, try new things, discover your passion and thereby your inspiration. Get busy working towards your purpose and mission in life. The secret to success is the ability to stay focused on your goals and stay motivated. Staying motivated is a skill. Setbacks are inevitable, motivation is the fuel that keeps you going towards success. “It does not matter how slowly you go as long as you do not stop.” – Confucius Keep moving and stay motivated. You must develop the ability to self-motivate. Make sure your goals have specific milestones that you can celebrate as you achieve them. Focus is critical, cut out distractions. It takes energy to stay motivated, take care of yourself. Find motivational content and use it. Write out what your ideal day would look like. Review your goals regularly. Remember what you give comes back. Keep gratitude in the front of your mind. When you talk to yourself, say nice things. Continue to learn, it’s a fantastic way to stay motivated and a critical key to your success. Schedule your time to stay on track. Elevate your peer group to stay motivated. Find a mentor to stay motivated. Remember to keep joy in your life and having fun. Having gratitude, joy, and fun are the most important components to staying motivated.
